FAQs

What is a Mortgage Broker?

A mortgage broker is a licensed professional who acts as an intermediary between borrowers and lenders, helping borrowers find and apply for a mortgage that suits their financial needs.

What services do you provide?

Working with us is much more than just getting a mortgage. Our loan officers will help analyze your financial situation, assess your credit, and recommend suitable loan products. Since PrimeLine has in-house processing, we also assist with the application process and document collection process. Once you speak with a PrimeLine loan officer you will work with them and one dedicated processor through your entire loan process.

How do you get paid?

A mortgage broker is most commonly paid by the lender, meaning you don’t pay for use of our services at all. In some cases, it is actually cheaper or more financially beneficial for us to be paid by the borrower at closing. We will choose the compensation that is the better deal for the borrower.

Are mortgage brokers regulated?

Yes, mortgage brokers are regulated by various authorities, such as state licensing agencies and the National Mortgage Licensing System (NMLS). They are required to meet certain educational, ethical, and financial standards to obtain and maintain their license.

What are the advantages of using a mortgage broker?

Using a mortgage broker can provide several advantages, such as access to a wider range of mortgage products, personalized advice, and better rates and terms than going directly to a lender.

Can mortgage brokers guarantee loan approval?

No, mortgage brokers cannot guarantee loan approval, as the final decision is made by the lender based on various factors, such as the borrower’s credit score, income, and employment history.

How long does it take to get a mortgage through a broker?

The time it takes to get a mortgage through a broker can vary depending on various factors, such as the complexity of the application, the lender’s processing time, and any additional documentation required. However, the process generally takes between 30 to 45 days.

Can I still apply for a mortgage directly with a lender if I've already contacted a mortgage broker?

Yes, you can still apply for a mortgage directly with a lender even if you’ve already contacted a mortgage broker. However, because PrimeLine works with most major lenders with access to their wholesale rates, you won’t need to!
